What does it mean?

The agent fee is the cost of the real estate agent's services when selling a home. In Sweden, the fee is always paid by the seller — never by the buyer. The fee is typically 1.5–3% of the sale price, but varies depending on the agent, location, and property value. Many agents offer a fixed price instead of a percentage-based fee.

The agent fee is deductible as a selling cost when calculating capital gains. This means the fee reduces the profit you're taxed on from the sale. Before hiring an agent, get quotes from several — the differences can be tens of thousands of kronor. The agent has a statutory obligation to protect both the seller's and buyer's interests (good real estate practice).
